Evenes Apartments AS, Tjeldsund, Norway, org. nr. 937089678 MVA, operates a short-term rental service through evenesapartments.com and booking.evenesapartments.com.

1. General
These terms apply to all bookings of accommodation made through evenesapartments.com and booking.evenesapartments.com. By placing a booking, you accept these terms in full. The terms, together with your booking confirmation, form the complete agreement between you and Evenes Apartments AS.

2. Definition of parties
The host is: Evenes Apartments AS, hereafter referred to as "we", "us", or "Evenes Apartments". The guest is: the person named in the booking, hereafter referred to as "you" or "the guest". The accommodation is: the apartment, cabin, or property booked through our website.

3. Payment, deposits, and prices
Payment is made online with Visa, Mastercard, or other major payment methods through our secure payment provider. The full amount is charged at the time of booking unless otherwise stated. All prices are shown in NOK and include VAT (MVA) where applicable. A cleaning fee is added separately at checkout — direct bookings receive a 50% discount on the standard cleaning fee.

4. Booking and confirmation
Your booking is confirmed by email immediately after payment. The confirmation email constitutes a binding agreement between you and Evenes Apartments. Please review the details carefully and contact us within 24 hours if anything is incorrect.

5. Check-in and check-out
Standard check-in is from 15:00. Standard check-out is by 11:00. Early check-in or late check-out may be possible by prior arrangement, subject to availability and a possible fee. We use smart-lock self check-in for all properties — your access code will be sent 24 hours before arrival.

6. Cancellation policy
Cancellations made 14 or more days before check-in: full refund.  Cancellations made less than 14 days before check-in: no refund. No-shows are non-refundable. We strongly recommend travel insurance to cover unforeseen circumstances.

7. House rules
No smoking inside any property. Pets are not allowed unless explicitly agreed in writing before booking. Maximum number of guests must not exceed the number stated in your booking. Quiet hours are 23:00–07:00 out of respect for neighbours. Parties and events are not permitted.

8. Damage and liability
You are responsible for any damage to the property, furniture, or equipment caused by you or your party during your stay. Minor wear and tear is not charged. Significant damage will be invoiced to you after departure. We recommend that you have your own travel insurance.

9. Force majeure
Neither party is liable for delays or non-performance caused by circumstances beyond reasonable control, including but not limited to natural disasters, government action, pandemics, or extreme weather affecting accessibility.

10. Privacy and data
We process personal data in accordance with our Privacy Policy and the Norwegian Personal Data Act (personopplysningsloven) and GDPR.

11. Disputes
Any disputes shall first be attempted resolved amicably. If not resolved, the dispute shall be settled under Norwegian law in the appropriate Norwegian court — Forliksrådet i Harstad as first instance.
